  • Why is your company called Over Engineered Solutions?

    Because "Good Enough Construction" was already taken. Seriously, we believe the best remodeling projects are the ones you don't have to think about after they're finished. We plan thoroughly, communicate clearly, and solve problems before they become expensive surprises. Sometimes that means we probably think about your bathroom remodel more than you do.
  • Do you only remodel kitchens and bathrooms?

    Nope. Kitchens and bathrooms are our specialty, but we also tackle flooring, finish carpentry, structural repairs, home improvements, and just about anything else that makes your house a better place to live. If it's part of your home, there's a good chance we've already fixed something exactly like it.
  • Why should I hire you instead of the cheapest contractor?

    Because the cheapest contractor is usually just the most expensive contractor with delayed billing. Quality work costs money. Poor work costs money, then more money to fix it. We focus on doing the job correctly the first time with honest pricing, clear expectations, and craftsmanship that lasts.
  • Will my project cost exactly what the estimate says?

    If nobody changes the scope, discovers hidden damage, or asks us halfway through, "Hey, while you're here... ". Our estimates are thorough, but remodeling existing homes is a little like archaeology. Sometimes you discover treasures. Sometimes you discover 1970s electrical work that should probably stay buried. If something unexpected comes up, we discuss it before moving forward. No surprise invoices.
  • How long will my project take?

    Long enough to do it right. We'd rather give you an honest schedule than promise a two-week remodel that somehow becomes two months. Our goal is simple: communicate early, work efficiently, and keep the project moving without sacrificing quality.
  • Do I need permits?

    Sometimes. If permits are required, we'll tell you. If inspections are required, we'll schedule them. If the project doesn't need permits, we won't recommend them just to make things more complicated. We're big fans of following building codes. They're surprisingly good ideas.
  • Will my house be a complete disaster during construction?

    It'll be a construction site-not a tornado. Remodeling is inherently messy, but we take site protection seriously. Floors get covered, dust gets managed, and we clean as we go. We believe the only thing we should leave behind is great craftsmanship. Well, and maybe the smell of fresh paint.
  • Can I live in my house during the remodel?

    Many of our clients stay home during their projects. We'll help you understand what to expect and minimize disruption whenever possible. If we're remodeling your only bathroom, you might suddenly appreciate your neighbor a whole lot more.
  • What if I don't know exactly what I want?

    That's actually pretty common. You don't have to show up with architectural plans and a Pinterest board containing 4,000 photos. We'll help you sort through ideas, explain the pros and cons, and guide you toward solutions that fit your budget, your home, and your goals-not whatever happens to be trendy this week.
  • What makes Over Engineered Solutions different?

    It's amazing how many remodeling horror stories start with, "Nobody ever called me back." We believe a successful project starts with clear expectations, honest conversations, quality workmanship, and treating your home with respect. We're not trying to be the biggest remodeling company in Washington County, Oregon. We're trying to be the one you're excited to recommend to your friends and the one they recommend right back.
